State and District Capital Gains Worksheets

Each jurisdiction below has its own calculator and guide, because each one changes the answer differently: no tax, a flat rate, graduated bands, a gain deduction or a separate excise.

Select the jurisdiction that changes the annual return

Choose the state or District where the individual seller’s residence and transaction actually belong. Each link leads to its own preparation checks and primary reference. An address entered for convenience does not establish domicile or eliminate tax in another jurisdiction. A part-year move, property elsewhere, pass-through interest or fiduciary seller may require a separate source-allocation calculation. The supported resident worksheet is not a substitute for that determination.

Understand the different calculation modes

Alaska, Florida, Nevada, New Hampshire, South Dakota, Tennessee, Texas and Wyoming have confirmed resident individual modes with no state income tax in the covered scenario. Washington instead compares approved annual taxable excise gains. Verified flat-rate prepared-base modes use their actual jurisdiction rates, after independently approved deductions and adjustments. A zero mode still requires the taxpayer and source facts; a flat-rate mode does not establish every credit or create a complete return.

Use specialized resident worksheets where provided

New York combines its state schedule with benefit recapture using separately approved adjusted gross and taxable income. Hawaii compares its continuing resident table with the corrected eligible capital alternative. Ohio separates nonbusiness income, taxable business income and approved credit balances. Massachusetts distinguishes standard income categories and its annual surtax threshold. DC applies seven marginal bands to complete District taxable income. These distinctions explain why copying the same federal gain into every state input would produce unreliable comparisons.

Keep state preparation separate from federal gain

The federal controls establish the ordinary-sale gain, annual rate stacking and NIIT difference. State basis, netting, allowable subtractions, deductions and exemptions can differ. Prepare the annual scenarios without and with the sale independently, keeping other facts consistent. Review whether a credit remains usable when income changes. A state mode that accepts final liabilities compares supplied answers; it does not certify that the site determined the underlying return.

Compare the same sale in two states

A fair comparison prepares one transaction under each jurisdiction’s own rules; ranking top rates does not rank what a seller owes, because a flat rate, a graduated upper band, a gain deduction and an excise apply to different bases. Hold the facts constant: the same sale, the same other income and the same individual seller. These worksheets model individuals only; an estate, trust, corporation or entity-level election files a different return and may not qualify for an individual gain subtraction.

Then rebuild each state’s base instead of copying the federal gain. Arizona subtracts 25% only for qualifying gains on assets acquired after 2011, Idaho limits its deduction to qualifying Idaho property, Wisconsin allows 30% on eligible long-term gain (60% for qualifying farm assets) and Vermont applies its own exclusion before the AGI minimum test. Source rules can follow the property after a move: Louisiana and New York still require nonresident allocation. Finally, compute each state’s annual liability without and with the sale, credits and surtaxes included on both sides, and compare the two differences.

Check the source and preserve uncertainty

Every jurisdiction record identifies its law or agency guidance and review date. A dated filing packet retains its own tax year. Where the source does not establish a requested current-year figure or a complete return effect, we explain the gap and keep unresolved amounts blank. This directory gives direct discovery links, while the source index and calculation methodology provide the supporting reference path. Shared scenarios can disclose entered values to recipients, so use hypothetical amounts when exploring these differences.
